I am rather fond of Carlton (Carleton) Sheets - not because he offers a worthwhile real estate investing course, but because he was the first of the real estate "infomercial gurus" on late-night TV. You just have to give credit to someone who has been on TV that long. I think he has been on longer than "Gunsmoke" and "I Love Lucy" combined.
Unfortunately, his materials are lacking in both content and quality. And like most of the other real estate gurus, he is not a teacher - he is a salesman, and he tries to upsell to ever more expensive add-ons, like his coaching. That is the mark of a scam.
His original course, "No Down Payment" consisted of about 100 pages, double spaced, lots of white space on the edges and numerous graphics. In short, about 30 pages of actual content. For about $300. And then the upsell to coaching at about $2,000.
That was then, this is now, and his offer has grown more expensive without getting much better. Still, it is far less expensive than the absurd $40,000 Armando Montelongo charges for his "bus tour", which is worthless for all practical purposes.

Real estate investing can be fun, exciting and very profitable. But you won't learn much from infomercial gurus. There are good real estate investing courses available, but they are few and far between and must be ferreted out.
A good course will provide detailed information on all 22 methods of real estate investing - Carlton Sheets only covers a couple. A good course will provide coaching by professional investors at low cost - Sheets charges upward of $5,000. A good course will include software that automatically creates completed contracts as needed, each designed to the specifics of the deal at hand. And a good course will provide free updates as they become available. Carlton Sheets just does not fulfill any of these requirements.
Yes, learn how to invest. But do not make the mistake of turning your assets over to some guru that simply does not help you much. Save that money and use it for investing in yourself!
